The Best Towns to Invest in Middlesex County, NJ – Part 2

South Middlesex County

Southern Middlesex County is larger than the northern part, but outside of a few major rental markets, it’s not much of a paradise for investment properties in Central New Jersey. However, don’t get it twisted, Southern Middlesex County is home to the biggest rental juggernaut in the county!

Below are some of the best places to buy a house in NJ, as well as some of our favorite towns for property management and residential real estate investment properties in Southern Middlesex County.


New Brunswick is an amazing city to own rental property. With a population of 55,000+, two major hospitals, Rutgers University, and a train line direct to NYC, it has a lot to offer. The city is littered with multi-family homes, and nearly 3 out of 4 people in that town rent their home. In New Brunswick, you need someone who really knows the area, because property values and rental prices can change violently within a few blocks. Unfortunately, there is also high crime in parts of New Brunswick, and some areas our property management company won’t manage because the risks are too high. Don’t be scared off though – there is massive opportunity to own rental property here, and we are currently the largest property management company in town!


South Amboy has a lot of properties that need TLC, but the potential is there. As a property management company that knows how to add value for our clients, those opportunities excite us. The town offers downtown access to NYC and is right near the water. There are also multi-family properties within walking distance of the downtown area. It’s one of the smaller towns in Central New Jersey, and the income is on the lower end, but we find South Amboy to have a lot of properties that just need some polishing before they become gems.


Parts of Milltown and Sayreville are decent rental areas, and you can pick your spots in South Brunswick and East Brunswick as well. North Brunswick is mainly residential but has a lot of garden apartments all over town. All the other towns do not have a lot of multi-family housing or rental properties in general. They’re towns where people buy homes or condos to live in, not rent out for cash flow.
