The Life of a New Jersey Property Manager and Realtor – Ep 10

Tverdov Housing is a New Jersey real estate company founded in 2014 that offers property management and realtor services in Middlesex, Somerset, and Union County. We also act as a project management consultant for rehabbing properties. If you’ve like to learn more about us and what we deal with on a day to day basis, you can follow this weekly series!

Recap of Last Week:

–Last week from the realtor side we submitted an offer for a rental property in North Plainfield. It got accepted and is now in attorney review. The offer we also received on 62 Mitchell Ave in New Brunswick we did not get the buyer to sign the contract, but that should change this week!

-You want some examples of why a good property manager in New Jersey easily pays for themselves? Last week with two different clients I saved them a massive amount of time and headaches. The first client had a zoning issue to clear up with the town. Getting a good land use attorney would have cost $400 an hour. I know the zoning laws well enough that I was able to draw up what was needed and get approval from the town. Cost to the owner? $0. My second client, we discovered that the fire sprinkler system in his building is being serviced for $2500 a year. The same company that we use for our own property does it for $600. Suffice to say, he was happy to get the vendor recommendation from us. That is how we add value to our clients for the properties we manage here in NJ.

-We got another property under management in NJ last week. A single family house in East Brunswick that was left trashed by a departing tenant. The owner was hurting, but we will get the property cleaned up, rented and we will have another happy client under us by October.

Items to Do This Week:

-We have a final inspection for the project we managed at 65 Guilden St this week. Everything is ready to go so fingers crossed we pass everything the first time (wishful thinking, but it has happened before). The apartment looks absolutely beautiful. -As a realtor, we have some showings setup for Friday to look at investment properties in New Brunswick with one client. Another property management client of ours is also considering selling one of his rentals, so we will prepare a CMA and likely get the listing for that. I love all the value we add to our clients, it makes the business a lot of fun to run. I am also looking to add more agents to my team so we can service more customers!

-We have a huge construction project coming in October: we are gut rehabbing 6 units at 340 and 342 Townsend St in New Brunswick. I have begun to get quotes to demo the interior of the building, as well as install siding, roofing and new windows. That project will take up most of my construction management time in the fall but I am excited to rehab another property in New Brunswick!
