The Life of a New Jersey Property Manager and Realtor - Ep 14

Tverdov Housing is a New Jersey real estate company founded in 2014 that offers property management, realtor services and construction management in Middlesex, Somerset, and Union County. Recap of Last Week:


–If you heard a loud exhale in New Brunswick last week, that would be me. We finished renovating the exterior of our future office and also got the sign up. I think it looks absolutely beautiful and I am very proud to revitalize a building on Easton Ave.


-We met with a potential new property management client last week and holy smokes, people need to stop managing their own properties. The owner told me he had a little bit of water in his basement and the town condemned the house. That didn't add up so when I did some digging, I discovered that he had 2 feet of sewage in the basement that went unattended. Two. Feet.


I still want to land this guy as a client because we want to make sure as many rental properties as possible are managed properly in our New Jersey coverage area, but that was a fun investigation.


We started demo of another gut rehab project: 342 Townsend St in New Brunswick. We are managing the gut rehab of this 3 family property and then once it's complete we will manage the property as well. It is a very challenging endeavor as we have to deal with drunks who drink outside the house, loiter and defecate on the side and back of the building. Here is a clip to follow the project:




Items to Do This Week:


-We are done with our flip project in Somerset and we have the final electrical inspection scheduled for this week. The house came out beautiful and I have gotten half a dozen calls from people asking when the house will go up for sale. It's a dead end block and I had that many people call me. When this hits the MLS it will be like spilling cheese fries at the boardwalk and watching the birds go to work.


-Our Rutgers student rental properties start to get advertised this week. We have 70+ places to fill. It's always fun filling them, it will be interesting dealing with remote learning and COVID but we have several plans in place to make sure it goes smooth.
