The Life of a New Jersey Property Manager and Realtor – Ep 8


Tverdov Housing is a New Jersey real estate company founded in 2014 that offers property management and realtor services in Middlesex, Somerset, and Union County. We also act as a project management consultant for rehabbing properties. If you’ve like to learn more about us and what we deal with on a day to day basis, you can follow this weekly series!


Recap of Last Week:


–It was total chaos at 214 Easton Ave last week. We knocked down a garage, cut down trees, installed a fence, demolished the interior first floor and fixed a water shutoff all within a span of 4 days. In addition to that, I was tying up loose ends to get our final inspection passed and I am hopeful to have everything ready by next week.


-We became the property manager for two townhomes in Bridgewater last week and it was a bumpy ride speaking with both tenants. Both were very standoffish and actually thought our company was a scam when we introduced ourselves! I think we (hopefully) won over one tenant, as we fixed a broken garage door, leaky toilet and installed blinds for him within a few days. These were items that the owner had not fixed for several weeks and the tenant was at the end of his rope. In the world of property management you just have to kill people with kindness and that’s what we did last week.


-We launched our Youtube channel last week! We wanted to start featuring all the construction work we do to the general public and I am pretty excited about it. We started off featuring the flip project we’re managing in Somerset and right behind it will be building out our own office space at 214 Easton Ave in New Brunswick. We are also uploading apartment tours on the channel for our Rutgers off campus housing options. Make sure you subscribe as we’ll have a lot of good content coming out!


Items to Do This Week:


-I am pushing hard to get ready for a final inspection at 65 Guilden St. Last week they delivered the wrong color countertop and I absolutely lost it on the vendor. Lost. It. Long story short, it’s being installed on Friday, along with an electrical service upgrade to entire house. The appliances are all ready to go so hopefully we’ll have the final inspection next week!


–Remember the 6 units we picked up as the property manager in Highland Park and New Brunswick? Well, that owner had second thoughts and cancelled the contract. It’s funny how things work out though, because the same day I had another owner with 6 units who decided to not only hire us as the property manager, but they want us to project manage a gut rehab of 6 units in New Brunswick! I am pumped up about that one.


-We are supposed to close on selling 31 Dix St in New Brunswick this week. We helped sell this home to one of our property management clients. It was an off-market deal done in house. The rental property is in fantastic shape and has a great group of tenants so the buyers picked up a nice property.
