The Life of a New Jersey Property Manager & Realtor – Ep 9



Tverdov Housing is a New Jersey real estate company founded in 2014 that offers property management and realtor services in Middlesex, Somerset, and Union County. We also act as a project management consultant for rehabbing properties. If you’ve like to learn more about us and what we deal with on a day to day basis, you can follow this weekly series!


Recap of Last Week:


–We officially sold 31 Dix St in New Brunswick last week. It was nice to get a home sold. We also got an offer on one of our listings on 62 Mitchell Ave in New Brunswick. A land deal with zoning approval and architect plans to build a duplex!


-We launched our Youtube channel two weeks ago now but we spent last week filming as many properties as we could to get on our channel and on this website. As a property management company in NJ we manage many different types of residential rental property but a large portion of our business is student rentals near Rutgers University. They turn over almost annually so we want to create as many virtual tours as we can before it gets too deep into the fall and people start freaking out about COVID.


-I wish I was making this story up but it’s government in a nutshell: the flip we are renovating at 8 Tall Oaks Rd in Somerset passed a rough electrical inspection 2 weeks ago but the inspector also failed us because we had to re-wire several outlets in the kitchen and that wasn’t on the original permit. I was told we had to mail the new permit update to the town because they were not allowing anyone to drop it off because of COVID (it gets better). At the end of last week the building department called me up and said the permit fee I owed was $1 and that also needed to be mailed. One. Dollar. What year is it again? What a waste of time.


Items to Do This Week:


-I really need help finding more leasing agents to work with me. We currently have several vacancies available and I am running around showing them because I am very short staffed for summer right now. We got a new single family home under property management in South Plainfield and I already got an application for that one. Two other apartments in New Brunswick I actually plan to advertise on French St and I am sure our phone will start ringing off the hook. Need to keep our occupancy rates strong! Currently 95%!



-Many small business owners can relate but I am stretched way too thin so I have begun interviewing virtual assistants to help with multiple tasks with both my property management and realtor businesses. The interesting part is they’re all from Central or South America because I made it a requirement that they must speak Spanish. I get a few phone calls a day of families who immigrated here from the South and while my Spanish is improving rapidly, I would like someone who speaks it fluently so they feel comfortable and more likely to rent from us.


-From a realtor perspective I submitted an offer for a rental property in North Plainfield for one of our new clients. A very strong offer I might add so hopefully we can win the bid and get the property under contract by the end of the week. Fingers crossed!
